Framework plans shared for next phase of Alconbury Weald

With Phase 1 well underway, and Phases 2 and 3 progressing from planning towards delivery, Urban&Civic - master developer for Alconbury Weald - has been working on Phase 4 and is inviting residents and local communities to share their thoughts on its emerging framework plan.
Situated between the new Prestley country park and former Grange Farm area (Phase 2) and the future Runway Park (which sits mostly in Phase 3), Phase 4 will deliver new homes, pocket parks and play areas, and has potential for shops and offices to come forward around a future railway station.
Over 1,000 homes will provide a range of sizes and tenures including 1 and 2 bedroom apartments to 3 and 4 bedroom family homes, incorporating a mix of affordable options such as shared ownership, social rent and rent to buy.
Homes will be located close to parks, play spaces and green connections to encourage healthy and sustainable lifestyles. Its proximity to the main hub of the development, means the shops, secondary school, health and community centre and other amenities will also be in easy reach.
Phase 4 forms an important connection within the wider network of green spaces, extending and linking green corridors for both people and wildlife, continuing the approach to nature in the rest of Alconbury Weald.
The final section of Runway Park sits in Phase 4 and will include pockets of play space in a landscaped setting alongside a waterbody, which will form part of the sustainable drainage system and create a haven for wildlife. Marking the historic landing point for aircraft returning to RAF Alconbury, Touchdown Park will sit at the heart of this green space with a platform extending over the water that could be used for community events.
The potential for a railway station has always been part of the vision for Alconbury Weald and could play a transformative role to unlock economic growth. If approved, the new station complex is likely to include a concourse with shops and offices at ground level and apartments above.
Urban&Civic has allocated space for this within the Phase 4 framework and transport and planning authorities - including Cambridgeshire and Peterborough Combined Authority, Cambridgeshire County Council and Huntingdonshire District Council - are continuing to work with Network Rail around the opportunities to deliver a railway station at Alconbury Weald, on the East Coast Mainline. Although Urban&Civic would provide the land, Network Rail and other transport partners would be responsible for the delivery of a railway station and its associated infrastructure.
Phase 4 will also continue the network of footpaths and cycleways and complete the remaining section of the main spine road running through Alconbury Weald, enabling travel through the development from The Boulevard to the Southern Gateway (A141).

The design of Phase 4 ensures walking, cycling and public transport links connect to the wider site seamlessly, and supports the aspirations of our local transport partners to progress a rail station, which will benefit many.
“As with other phases of Alconbury Weald, the first step is to establish a development framework and Design Code for Phase 4. This sets the parameters for the detailed designs that will come forward for individual housing parcels, green spaces and infrastructure, ensuring a cohesive and high-quality neighbourhood.
“We hope residents and the wider community will review the framework plans and help us shape the next phase of Alconbury Weald.”
