The Incubator buildings
Designed by Allford Hall Monaghan Morris and sitting side by side on the Boulevard – the main gateway and spine road through Alconbury Weald – the award-winning Incubator and Incubator 2 provide flexible and inspiring start up and grow on space for office, creative and R&D businesses. The buildings are also just a short walk to Bohemia Café and Bistro and the facilities and meeting/conference space in The Club.
The buildings provide flexible space from 615 –3,772 sq ft (57.1 – 350.4 sq m), and have been designed with a range of sustainable features to reflect the low carbon aspirations for the whole development.
Incubator 1 provides a range of modern, airy and flexible spaces over 2 floors. With extensive and attractive communal space to bring companies together, and the use of stunning dual-aspect meeting rooms, overlooking the development, the building is an ideal base for smaller companies to thrive and grow.
Incubator 2 provides space for larger businesses and a home for those growing on from Incubator 1. With light and airy, flexible spaces for offices, open plan working and meeting and conference rooms, the building can be subdivided to meet your business needs.

The Campus can provide fully-serviced plots, with a variety of sizes, and locations and access to meet your needs: including separation of front and HCV access; connection to key cycle, walking and bus routes wherever you are based on site; and proximity to amenities and facilities as well as green space and parks.

AM Fresh completed on a Land Sale purchase at Alconbury Weald in December 2021, and are currently on site, building a 306,000 sq ft facility, which is due to open in December 2022.

Mid tech bespoke build
Alconbury Weald has innovated designs for mid tech buildings which enable co-location of office / HQ; R&D space; and production: providing modern and bespoke facilities in a location which supports a healthy and sustainable environment for your workforce. We will be delivering the first of these in 2023 for a company relocating to Alconbury Weald – more details to follow next year!
